All persons inspecting the property assume all risks of damage or loss to person and property and specifically release Hanson Realty and Auction Company, Inc. and Seller from all liability.
Hanson Realty and Auction Company, Inc. as Agents of the Seller only is not responsible for Warranty of Title or Guarantee of Acreage.
The risk of loss or damage to said property by fire or other casualty is assumed by Seller until Deed is delivered.

PAYMENT TERMS: On-site bidders, a $25,000 non-refundable down payment is due day of sale. Bidders who bid from off-site a $25,000 non-refundable down-payment is due BY 3:00 PM (CENTRAL) MONDAY November 9th, 2026. Purchaser shall be responsible for all wire transfer fees.
Balance due at closing within 30 days. Down-payment as used in the contract shall mean “A portion of the purchase price paid in advance to guarantee payment of the whole when Deed is presented.” Down-payment must be made by cash, a verified cashier’s check from a U.S. bank or wire transfer. Please note that this is a non-contingent transaction and is not contingent upon inspections, financing, or appraisal.
Seller shall pay Seller’s side closing fee and document preparation fee. Buyer shall pay Buyer’s side closing fee and document preparation fee. Seller shall pay no closing costs for Buyer, including any lender's fees or recording fees.
Sale is subject to Seller’s approval.
Buyer’s Premium: There is no Buyer’s premium for this auction.
